According to research by home insurance provider Aviva, over 5% of property particulars now describe the relevant home as having a high-spec interior.
Typical examples of what justifies this label include underfloor heating, granite work surfaces and marble flooring, along with brand-name appliances, walk-in wardrobes and integrated ceiling speakers.
However, factors outside of the property itself remain significant, and make an appearance in almost 2% of listings.
Among properties described as having what Aviva calls 'ambient features', 13% mention nearby pubs, while cafe culture is dominant in Greater London, which is home to 72% of the properties that mention proximity to cafes and coffee shops as a selling point.

To truly capitalise on the current trends among home-movers, you should seek to create comfortable and relaxing environments that contrast as much as possible with their busy daily lives.
Aviva's director of home insurance Heather Smith notes that 61% of properties' 'ambient features' relate to the peace and quiet of their surroundings.
"With the pace of life so fast for many of us, it's not surprising that homebuyers are looking for a little refuge from their busy working lives and would prefer tranquillity to buzzing bars and local pubs," she says.
However, pubs that are able to create a similarly relaxing and tranquil environment - particularly those in rural locations - could find they are able to cater for customers' desire for peace and quiet.
To do so properly, luxurious leather sofas and comfortable armchairs are a good starting point, giving regulars somewhere to sit back and relax with a drink at the end of a long day at work.
For a flexible seating layout, remember to add some lighter chairs which, while still offering a comfortable place to sit, can be moved around to accommodate different sized groups of friends and family.
