The Sixth Edition of the UK Pub Industry Framework Code, published by the British Beer & Pub Association, calls for the cost of replacing pub furniture to be included in the estimated costs of running a business within the industry.
In particular, pub furniture, its maintenance and replacement should be factored into the overall running costs when drawing up a new tenancy agreement for rented premises.
"The assessment must include the nearest available benchmarking figures that are closest to the business model of the pub in question," the document asserts.
"The estimated costs will therefore not necessarily be those that are shown in the benchmarked costs, but will be those that the company believes best reflect the pub in question."
In practice, several areas of a new venue's cost estimates could feasibly incorporate pub furniture, beginning with repairs, maintenance and renewals.
Cleaning and hygiene costs may account for some of the ongoing maintenance, while 'equipment hire' could arguably include any furniture that is rented for only a short period for any reason.
Together, however, all of these cost estimates help to demonstrate the affordability of good-quality pub furniture for tenant landlords, while allowing the rent to be negotiated at a rate that allows for such purchases to be made.
